Governing the use of the KamraSaathi platform in Ranchi, Jharkhand.
1. Nature of the Platform
KamraSaathi Pvt. Ltd. operates a technology-enabled marketplace connecting prospective tenants (students, working professionals, families) directly with verified independent house owners, PG hosts, and hostel managers across Ranchi. KamraSaathi operates on a zero-brokerage philosophy. We are not a real estate broker, landlord, property manager, or insurance provider.
2. Listing Verification Scope & Disclaimers
Properties displaying the “Verified Listing” badge have undergone objective documentation review, physical inspection of room condition, hygiene, ventilation, and amenities checklist by our Ranchi ground audit team.
Verification constitutes an assessment of conditions at the time of inspection and does not constitute a legal title warranty, structural safety guarantee, or permanent behavioral guarantee regarding any host, tenant, or roommate. Both parties are encouraged to execute standard tenancy agreements under Jharkhand rental laws.
3. User Responsibilities & Conduct
Tenants: Agree to provide accurate personal details when requesting visits or submitting requirements, respect property house rules, and conduct themselves lawfully during site visits and tenancies.
Property Hosts: Agree to provide accurate pricing, true vacancy statuses, authentic photographs, and fulfill listed amenities. Hosts agree not to charge unauthorized brokerage fees or solicit false claims.
Strict Anti-Broker Rule: Commercial middlemen, unauthorized property agents, or aggregators who scrape KamraSaathi data or post unverified third-party listings are strictly prohibited and subject to account termination and legal action.
4. Rental Agreements & Financial Transactions
All financial arrangements regarding monthly room rent, security deposits, and utility bills are settled directly between the tenant and the property host. KamraSaathi does not hold security deposits or act as an escrow agent for monthly rentals unless explicitly provided under an authorized written agreement.
5. Intellectual Property
All platform designs, branding, logos, algorithms, verification scoring criteria, and codebase are the proprietary intellectual property of KamraSaathi Pvt. Ltd. Unauthorized reproduction, automated scraping, or reverse engineering is prohibited.
6. Limitation of Liability
To the maximum extent permitted by Indian law, KamraSaathi Pvt. Ltd. and its directors, employees, and agents shall not be liable for any direct, indirect, incidental, or consequential disputes arising out of landlord-tenant disputes, personal property loss, or unauthorized actions by independent third parties.
7. Governing Law & Jurisdiction
These Terms of Service are governed by and construed in accordance with the laws of India. Any disputes arising under these terms shall be subject to the exclusive jurisdiction of the competent courts in Ranchi, Jharkhand.
